Helping tenants move out

Even in the best of circumstances, tenants will move in and out with a change in their personal lives, financial situation, or job location. In the U.S., almost half of all tenants who live in unfurnished rentals will move.

Both landlords and tenants usually know about the lease-up process, but fewer know what their responsibilities are at move-out time, and tenants are thinking about their new location while landlords are concerned with cleaning and advertising the vacancy.

There are several steps to avoid move-out problems, and none of them are difficult or expensive. Some of these steps include…

• In Washington State, a 30-day written notice must be given to the landlord, if the lease is for a set term (for instance, 1 year, 6 months, etc.). If it is a month-to-month rental agreement, a 20-day written notice must be given by the tenant to the landlord.

• The landlord should provide a written notice of intent to vacate to the tenant.

• Tenants should always know what they can do to get their deposits back.

• Clearly establish what constitutes actually “moving out,” and settle upon how the keys will be returned.

• Recognize the difference between “normal wear and tear” and damage.
